Breathtaking views, Vibrant community
high atop the mountain.

Located just 20 minutes east of Downtown Vancouver, Burnaby Mountain is home to Simon Fraser University and the vibrant UniverCity residential community. Developed in the early 2000s as a sustainable master-planned neighbourhood, UniverCity is now home to over 5,000 residents and growing, with plans for approximately 10,000 residents when fully built out.

The community is centred around High Street, a walkable village hub where residents enjoy cafés, restaurants, and everyday services including Nesters Market, BierCraft UniverCity, and the scenic dining destination Mintara at Burnaby Mountain.

Surrounded by the Burnaby Mountain Conservation Area, residents enjoy immediate access to hiking and biking trails, along with parks like Burnaby Mountain Park and Horizon Park.

The Burnaby Mountain real estate market includes modern UniverCity condos, studio apartments, and family townhomes, attracting students, professionals, families, and investors looking for homes near SFU with convenient access to Vancouver and the Tri-Cities.

WHAT'S HAPPENING IN THE MARKET

The Burnaby Mountain real estate market saw increased activity in February, particularly in the condo segment. A total of 13 condos and 1 townhouse sold during the month, representing stronger sales compared with January.

Inventory also tightened during the month, with 59 condos and 7 townhouses currently available for sale, down from the previous month.

One of the more notable changes was in pricing. The benchmark price for condos declined from $586,500 in January to $568,300 in February, while the townhouse benchmark price remained relatively stable at $819,900.

With sales increasing and inventory declining, the market may begin to tighten if buyer demand continues to grow as we move into the spring market.

With a 19% list to sale ratio in February the SFU housing market was officially a “balanced".

Your burnaby mountain Real Estate Expert

Dean Wegman

Burnaby Mountain and the UniverCity community aren’t just areas I work in — they’re home. As a long-time resident of SFU Burnaby Mountain, President of the UniverCity Community Association, and a licensed Realtor since 2007, I have a deep understanding of what it truly means to live, buy, sell, and invest in the condos and townhomes that make up this unique community.

In 2025 I was honoured to receive the Medallion Club Award, placing me within the top 10% of Realtors in the Greater Vancouver REALTORS® board.

You might be thinking, “I already know a good agent — why would I need a local UniverCity Realtor?”

The reality is that no one can explain the benefits, lifestyle, and nuances of a community better than someone who lives there and works there every day. Burnaby Mountain is a truly unique place with its leasehold land structure, surrounding conservation area, and close relationship with Simon Fraser University. Understanding how these factors influence real estate values, ownership structures, and long-term planning is essential when buying or selling here.

As an active member of the community, I stay closely informed on local issues and developments that affect residents and property owners. This includes topics such as the proposed Burnaby Mountain gondola, the Official Community Plan, new fire station planning, SFU’s Corix district energy system, emergency access planning, and trail and conservation management initiatives.

These are the kinds of neighbourhood details that many Realtors simply aren’t familiar with — but they can be important when making real estate decisions on Burnaby Mountain.

With over 19 years of real estate experience, I also have extensive knowledge of the buildings throughout the UniverCity district and the broader Burnaby market. Whether the market is rising, cooling, or shifting, my goal is always the same: to help you make informed decisions that protect your interests and your bottom line.

For me, real estate isn’t about a single transaction. My goal is to be the Realtor you trust every time you think about real estate — whether you're buying your first home, upgrading, downsizing, selling an investment property, or planning your next move.

There’s no obligation to start a conversation. Life and plans change, and I’m always happy to answer questions or provide guidance whenever you need it.

If you think I can help with your real estate plans or questions, feel free to get in touch.

And if you’d like local references, I’d be happy to provide them. After many years working in the community, I’m fortunate to have many past clients who are willing to share their experiences.
