Located just 20 minutes east of Vancouver Burnaby Mountain is a picturesque area located in British Columbia, Canada, known for its stunning views and natural beauty.

One of the notable developments on Burnaby Mountain is the internationally recognized "UniverCity" district, a sustainable and vibrant community situated next to Simon Fraser University. UniverCity offers a mix of residential properties, including townhouses and condos making it an attractive location for students, faculty, and families alike.

The Univercity District began in the early 2000’s and has a current estimated population around 6200 residents and growing. There are four neighbourhoods in the community; West Highlands, East Highlands, The Slopes, and High Street. Each neighbourhood is within close walking distance to University HIghlands Elementary and the hub of the area, High Street.

High street is where you’ll find the heart of the community with a broad range of restaurants and dinning options, Starbucks, Tim Hortons, Nesters grocery store, BierCraft, BC liquor store, a health clinic, and many more retail options. You’ll never have to drive anywhere off mountain for whatever you need!

The real estate market in UniverCity is dynamic, diverse, and considered more affordable than surrounding areas with properties ranging from 400 square foot cozy studio apartments to 2000 square foot 3 bedroom & den townhomes. The area has unique amenities, such as many parks, endless hiking trails, and convenient access to education and research facilities, making it a very desirable place to live.

what's happening in the SFU Market

WHAT'S HAPPENING IN THE MARKET

July saw the Burnaby Mountain real estate market continue to be very competitive amongst Sellers in hopes of attracting buyers. There was some positivity as sales increased over Junes totals but those homes that did sell often did so at lower prices than recent comparable sales.

Here’s the breakdown:

Month to month SFU condo prices are down by 3%, while townhouse prices experienced a 1% decrease.

Looking at home prices on the mountain from the same time last year condos are down by 5.7% while townhouses are down by 4.6%.

Month to month sales are up by 25% while inventory rose by 2%.

Home inventory on SFU has been rising since December last year and levels are currently the same as the peak levels seen last summer in August.

Homes on SFU sold on average at 95.4% of list price and in 26 days.

With a 13% list to sale ratio in July it’s officially a balanced market.
