The Buying Process

You're buying a home. It's an exciting moment, but buying a home is probably the single most complicated transaction you'll ever deal with in your life. 1.Mortgage Pre-Approval

Pre-approval of a mortgage is when your lender has reviewed all your financial information and has determined the maximum amount of money you can borrow. Many banks and financial institutions are competing for your business so it makes sense to shop around for a mortgage. Your ability to bargain for a low rate and a flexible mortgage will often depend on how much business you have with the institution. You can contact banks and credit unions directly, or work with a mortgage broker. A broker will help you find a lender and the best mortgage package.

Mortgage pre-approval is an essential first step in the home buying process. It gives focus to what part of the market your time and energy will be directed at and prevents emotional attachment and expectations that can arise from something that is beyond someone’s price point. With Vancouver’s current hot market seller’s can often be picky and normally choose to work with buyers that are pre-approved as it minimizes the risk of the sale falling through because of a lack of financing.

2. Searching for a house

When you are ready to start examining homes to purchase there are a few things you should first consider. Make a “wish list” of all the desired aspects you want in a home.  When you start viewing properties it’s important to then compare each property according to your standards and your priorities as determined in your wish list. This will enable you to find a home with the most functional fit to your lifestyle.

3. The perfect home

Once you have found your perfect home Dean will work with you in preparing your offer. Once this is prepared Dean will present your offer to the seller who then has three options: to accept, reject or make a counter-offer.  

4. Completion

Once you have an accepted offer, Dean will work with you to ensure that the rest of the transaction is completed with the least inconvenience and anxiety to you.
